October 2024 Rebuild Update
Great progress is being made, and the committee has been hard at work coordinating with various contractors and teams to ensure everything runs smoothly.
Pool and Pavilion:
Plumbing and electrical stub-outs have been completed, and the main concrete slabs have been poured. Blocks for the buildings have been delivered as additional concrete work progresses. The committee is collaborating with the designer on material and finish selections. Work is also ongoing to restore power and water access to the site. The project remains on schedule, with the pool and pavilion expected to be open for use this spring.
Riverhouse and Gym:
The committee is working closely with multiple teams to finalize a guaranteed maximum price (GMP) for the project. This will be presented to the HOA board and neighborhood at the December board meeting.
Pier access will continue to be via Big Saltmarsh Lane and the bay trail, as the Complex site is an active construction zone.

Addressing Rumors with Facts
Rumor: "This project will take years."
FACT: The Pool and Pavilion are scheduled for completion in early 2025. The Gym and Riverhouse will begin once approved, with a projected 12-month build time.
Rumor: "The Riverhouse is reducing in size by over 1,000 sq. ft."
FACT: While the unused third floor is being removed, the usable space on the second floor is actually increasing by 1,100 sq. ft., resulting in a net gain of 100 sq. ft. Layout will be significantly improved, and the ground floor is being redesigned to provide better storage and more functional space for neighborhood use. Additionally, The Gym will see a 325 sq. ft. increase as well as a 1000+ sq. ft screened flex space below for outdoor fitness.
Rumor: "The HOA is removing amenities, and the building will be a cheap downgrade."
FACT: The committee is focused on reducing high recurring expenses to keep HOA dues reasonable while improving the buildings to better serve the needs of a residential neighborhood. We are committed to making high-quality finish decisions that will reinforce Rivercamps’ standing as the flagship neighborhood in West Bay.
Rumor: "The redesign was done without neighborhood input."
FACT: The committee has held numerous meetings and surveys to gather feedback from residents and has worked with the original architect to create a design that remains true to Rivercamps’ character. Additionally the Committee has maintained an open-door policy for any questions from residents.
